Started as a developer, Loudermilk Homes has always been committed to pushing the boundaries of what’s possible in custom homebuilding. Here’s how we do it.

Innovative Technology and Visualization

We use advanced tools, like Google Earth and GIS systems, to provide clients with realistic 3D views of their future homes. These technologies allow us to show clients the mountain views, sun positioning, and room lighting at different times of the day.

These technologies are more than just visual tools—they’re a way to plan and make precise adjustments based on client preferences. With them, we ensure that our clients get the best possible views and designs from their property.

Expansion to Cashiers and Highlands, North Carolina

Our expansion to Cashiers and Highlands marked a significant milestone for Loudermilk Homes. Unlike Atlanta, which is a primary market, these areas are primarily second-home markets.

Our decision was influenced by a personal connection—my mother’s purchase of land there. Recognizing the area as a wealthy mountain community with potential for high-end homebuilding, similar to Atlanta, we seized the opportunity to expand our services.

Today, we build multimillion-dollar homes in these serene mountain communities, offering the same level of quality and service as in Atlanta.

Importance of the Pre-Construction Phase

Our company believes that the pre-construction phase is crucial to the success of any project, as it’s where the planning, structural and civil engineering, and the interconnection of design and architecture happen.

During this phase, we focus on every detail to ensure that everything is set up correctly before construction begins. This thorough pre-construction process helps reduce issues during the actual construction and leads to a more efficient and smoother build.

On the part of the clients, they could also do some things to avoid delays in starting the process. For example, they should engage early with mortgage brokers to finalize financing arrangements and ensure that finances are in place before breaking ground on their dream home.

On the same note, they must also coordinate with our team to finalize material selections and any customization requests to streamline the entire construction timeline.

Client Communication and Transparency

Open and honest communication always plays an important role in boosting a real estate business. At Loudermilk Homes, it’s even a cornerstone of how we approach our clients.

We prioritize open communication through Loudermilk Connect, our construction management software. This platform provides our clients with daily logs, photos, and real-time updates, allowing them to see everything we see. If mistakes happen, we own them immediately and explain how we’ll correct them.

This level of transparency builds trust and ensures that our clients are fully informed and satisfied throughout the construction process.

 
 

Value Engineering

Value engineering maximizes efficiency and minimizes waste. For example, we adjust room sizes to avoid unnecessary material cuts and design homes based on lot topography. This approach not only ensures high-quality builds but also optimizes costs and resources.

By cutting the fat from the build, we deliver homes that are both luxurious and cost-effective.
